Prequalifying is the first step in finding a home. By prequalifying, you save time and focus on homes that are in your budget. This is usually the scary part. But don't worry. Lending institutions may vary on what they need, however you want to have these basic documents handy so that you can make the approval process go as quickly as possible.
Items typically needed for loan application:
- Last two years' W-2s (If you're self-employed and you do not have them, you will probably have to go with a Stated Income or No-Doc loan. Give us a call for more details regarding these types of loans).
- Two of your most recent bank statements
- Any savings, retirement accounts (401-K), stocks, and bonds statements.
*The bank wants to know all about your assets.
- Your last two check stubs
- Your job history for the last 5 years (If you were a student, that's OK. You need at least 1 year of employment history)
- Your residence history for the last 3 years. (If applicable, a letter of recommendation from the landlord.)
